Saint John's Medical Pavilion aka 2020 Santa Monica

As the Senior Development Manager, Michael Keller of 2M Corporation served as the project lead in acquiring and converting a six-story commercial office building located across the street from Saint John’s Health Center to a medical office building.
The project involved a complex ground lease, challenging entitlements, significant shell and core upgrades and high profile tenant improvements.
The building, which was largely vacant and close to being taken back by the bank as a general commercial office building, is now a thriving medical office building. Primary executions were for a full floor oncology group (28,000 SF), a full floor orthopedic group (28,000 SF), UCLA Medical Group (40,000 SF), DaVita Dialysis Center (8,000 SF), Saint John’s Health Center (28,000 SF), and a number of smaller physician tenants that are currently enjoying beneficial occupancy.

Memorial Medical Center Addition & Expansion
Client – Memorial Medical Center.

As the Senior Project Manager during this execution, Michael Keller then of Bradbury Stamm Construction served as the project lead in overseeing a 58K SF addition, a 10K SF Surgery Center expansion, Labor/Delivery/Recovery (LDR) Renovations, Elevator Bank Addition as well as complete Central Plant & Infrastructure Upgrades and Emergency Department/Main Lobby shared entrances renovations.
The project involved extensive swing space creation, alternative way-finding solutions, 58K SF addition, 10K SF Surgery Center expansion, complex structural modifications, new elevator bank addition, reconfiguration of the Labor/Delivery/Recovery suites, Emergency Department/Main Lobby shared entrances renovations as well as physical plant expansions & additions.

2M Team Members led the project team through the feasibility study, ground lease negotiation, tenant pre-leasing, financing and pre-development phases of this on-campus medical office building project and Oncology Center. Michael Keller also carefully monitored the project during the construction and move-in phases.

Brentwood Professional Office Building
Client – John Muir/Mt. Diablo Health System.
Location: Brentwood, Contra Costa County, California.
110,000 GSF Medical Office Building.
Extensive On-site and Off-site installations as well as Tenant Build Outs.
Michael Keller led the project team through the feasibility study, ground lease negotiation, tenant pre-leasing, financing and pre-development phases of this on-campus medical office building project. Project was a greenfield site development with all infrastructure upgrades embedded into the overall delivery in anticipation of a fully developed acute care medical facility. Project included 16,000 SF ASC, Mobile MRI pad and helipad fully permitted by the FAA.
